The real-estate market is rapidly evolving, and its intricate dynamics can make buying or selling a home feel daunting.

With numerous agencies all claiming to be the best, how do you decide which one to trust?

“Consumers should treat the selection of a Realtor like a job interview,” said Kevin Wilson, President of the Greater Nashville Realtors Association. “Looking at past achievements and outcomes can be good predictors for future success. It’s important to find someone with a proven track record, a solid marketing strategy, and the necessary technology to bring the most qualified buyers to your home.”

 

A partnership between YSL News, the YSL News Network Tennessee, and the research firm Statista has led to a comprehensive analysis of sales data across the state. They have produced the inaugural list titled “Tennessee’s Best Real Estate Agencies 2024,” featuring the top 300 performing real estate offices in Tennessee presented in alphabetical order. A similar analysis was also conducted for Florida’s top 500 real-estate firms.

 

What factors contribute to a real-estate agency’s success in Tennessee, one of the most dynamic housing markets in the U.S.?

 

The agencies and homebuilders included on this list were evaluated based on the number of successful home sales, the ratio between listing and sale prices, the duration of sales, and total sales volume.

“The main feedback I receive from buyers and sellers who terminate contracts with Realtors is, ‘My Realtor didn’t listen,’” shared Zach Thomas, a Realtor from Memphis. “Effective Realtors maintain strong communication and focus on showing clients what they actually want, rather than imposing their own preferences.”

 

The list features all 300 offices as top performers without providing a ranking. The evaluation method considers the population density and scores agencies relative to their respective regions. Those involved in homebuilding are also noted as active real estate agents.

The evaluation criteria allocated a weight of 30% each to:

  • The revenue generated in 2023 alongside the average revenue from the last three years.
  • The total properties sold and the success rate for each agent within the firm.

The remaining 20% rating was based on these two factors:

  • The ratio of the final sale price to the original listing price.
  • The percentage of successful to unsuccessful listings along with the average time properties were on the market.

The top 300 real estate agencies in Tennessee are located across 39 of the state’s 95 counties.
