These California suburbs are among the fastest-growing affluent cities in the United States
Two suburbs in California, Dublin in the Bay Area and Eastvale in the Inland Empire, have been identified among the top 10 fastest-growing affluent suburbs in the nation, according to an analysis by GoBankingRates, a personal finance website.
Dublin, located approximately an hour east of San Francisco, secured the 8th spot on the list. Its population, currently at 69,000, has increased by 19% from 2018 to 2023, based on this analysis. The city boasts a median household income exceeding $205,000, and the average home is valued at around $1.4 million.
Eastvale, situated about 30 minutes west of Riverside, ranked 10th. The city has a population of 70,000, which grew by 14% from 2018 to 2023. Eastvale features a median household income of more than $161,000, with an average home price of $948,000.
What’s driving the growth of Dublin and Eastvale?
Dublin’s expansion is largely attributed to its closeness to lucrative tech jobs, quality schools, excellent housing options, and pleasant weather, according to the Dublin Chamber of Commerce.
The growth of Eastvale is attributed to its relatively short commutes to lucrative job markets in Los Angeles and Orange County, alongside accessible housing and quality educational institutions, according to the Eastvale Chamber of Commerce.

What criteria were used for this study?
The research team at GoBankingRates utilized Census Bureau statistics focusing on suburbs where median incomes are at least $150,000 and populations range from 25,000 to 100,000. They examined population changes from 2018 to 2023.
Texas leads with the most fast-growing affluent suburbs, totaling seven. These include Fulshear, Celina, Prosper, Flower Mound, Southlake, University Park, and Colleyville. Furthermore, the top three fastest-growing wealthy suburbs in the United States are also located in Texas, listed as Fulshear (No. 1 with a 237% population increase), Celina (No. 2 with an increase of 190%), and Prosper (No. 3 at 81%).
